• Under no circumstances without the consent of the owner, must additional guests other than those listed be invited to stay in the rental property.
• All parties within the group must treat the property, its furnishings, fittings, utensils and all other amenities with due respect and care. Any loss of, or damage to the foregoing must be reported to the owners.
• All parties within the group must respect the residents and other holiday makers of Vliha and keep noise to a minimum. Any disruption caused by any of the group may result in part or all of the refundable deposit being withheld as compensation to any effected parties at Vliha.
• The responsible person will be liable for any payments or replacements for the loss of, damage to or breakages of the owner’s property caused by the responsible person and/or members of their group.
• Any broken item/s must be replaced with ones of equal value. All items within the villa can be purchased locally in Rhodes.

• All cancellations of bookings must be in writing and addressed to Mr. and Mrs. Young.
• Cancellations will be subject to the following charges:

• More than 6 weeks prior to commencement of rental – loss of deposit
• Between 4-6 weeks prior to commencement of rental – 50% of the total cost of renting
• Less than 4 weeks prior to commencement of rental – 100% of the total cost of renting

• In the unlikely event that the owner, due to any circumstances beyond his/her control, has to cancel a booking, a total refund of monies will be made or, if preferable, the owner will attempt to provide alternative accommodation of an equal standard.
• Force Majeure: The owner of the property is not liable for loss or delay caused by strikes, riots, political unrest, hostilities, war, threat of war, terrorist activities, adverse weather conditions, or for any other events that may lead to closure of airports or roads or any other actions beyond the control of the owner.

• A refundable security deposit of ₤200 will be required at the time of the payment of balance. This will be held by Mr. and Mrs. Young as insurance against loss or damage to the property or excessive noise caused during its occupation by the responsible person and/or members of their group. The deposit will be refunded in full by the owners after the property has been inspected, cleaned, keys returned and a full status report has been submitted.

• The balance of the rental charge will be payable eight weeks before the commencement of the rental period.

• Whilst all representations of the holiday are made in good faith by the owners, they are not intended to give more than a general indication of the area or the property.

• When persons use the swimming pool and surrounding area including any facilities provided in that area, the owner accepts no responsibility or liability should the pool be decommissioned temporarily during the rental period, or for any injury sustained during leisure activities in the pool or pool area.
• Children and young persons must be supervised by a responsible adult over the age of 17 years at all times when using the pool and its facilities.
• No glasses or chinaware are to be taken onto the pool terrace to ensure the safety of the pool users. If even a small amount of glass or china/porcelain enters the swimming pool it will have to be drained at the guests expense.

• Cleaning is included in the rental charge. When vacating the property, it must be left in an orderly state, all kitchen utensils must be washed and put away in the cupboards, and all rubbish removed from the property. If, through neglect, the property requires extra cleaning,  the owner reserves the right to withhold any monies from the security deposit to cover the cost of returning the property to its original condition.

• For the comfort of future guests, there is strictly No Smoking inside the property. Should this rule be broken, a fee will be deducted from the refundable deposit to cover the cleaning of curtains and / or other items affected.
• No items must be removed from the property, this includes linen and towels. Before leaving the property all moved or borrowed items must be returned to their original location.
• The times that the apartment will be available from on the day of arrival and until on the day of departure will be notified to you before you leave the UK. This will be to ensure that you can have as much time at the villa as we can allow when considering the arrival or departure of others.

• Another of the positive features of Rhodes is its low crime rate. However it is recommended that guests do not give thieves an opportunity. Villa Neos has security shutters on the windows and doors. These security measures must be used during your holiday. Shutters must be closed when out of the apartment and at night time. We accept no responsibility for loss / theft of any of your personal belongings and we strongly advise that adequate insurance covering theft and holiday cancellation is taken out.
